Scope of Work
Four phases, one transformed yard
Each phase below is itemized and individually initialed. Initials confirm you've reviewed and approved that scope before signing the full contract at the bottom.
Concrete
Demolition, forming, pour & seal
Price
$5,890.00
- Remove the portion of the existing concrete sidewalk connected to the patio, plus the slab beneath the wood table.
- Grade and level the land as precisely as possible.
- Install all pre-work: cement forms, wire mesh, re-bar, and final grading across all concrete areas.
- Pour 6½ yards of 3,000 PSI concrete with ¾" pea gravel over all areas receiving concrete.
- Install footing on the driveway for the new 6"×6" post for the existing porch.
- Form concrete slabs estimated at 3'×2' and 6'×2', adjusted to the patio space.
- Seal all concrete once cured and 100% dry. (Concrete takes 1–2 weeks to fully cure; minor surface cracking is normal and superficial.)
- Excavate existing grass and dirt from the 42'×15', 22'×18', and 15'×12' areas at 4" deep.
- Haul away all debris, excess dirt, and buildup — disposed of responsibly.
Synthetic Grass
Base prep, weed barrier & 1,300 sq.ft. turf
Price
$6,650.00
- Remove excess dirt and level the ground for new synthetic turf in the 30'×9', 20'×6', and 21'×12' areas at 4" deep.
- Apply herbicide to prevent and control weed growth where the turf will be installed.
- Install 450 sq.ft. of landscape fabric, stapled down to prevent future weeds.
- Install 7 tons of crushed screening and compact before turf installation.
- Apply a 1" layer of fine sand over the screening for a more realistic grass feel.
- Install approximately 1,300 sq.ft. of synthetic grass, secured with 6" nails spaced every 10".
Pergola
14'×12' covered patio with reinforced posts
Price
$4,800.00
- Build a 14'×12' wood porch with beams reinforcing and weather-protecting the structure, roofed with plywood (customer chooses shingle or metal).
- Install (6) 4"×6" posts to support the porch.
- Install 2"×6"×12' beams around the posts to reinforce the pergola.
- Install 2"×4"×12' members on top for decoration and added support.
- Posts set at footing time, reinforced and built for long-term durability.
- Drill the patio for post brackets and attach with expansion anchors — mark centers, drill, insert anchors through the bracket into the concrete, and ratchet-tighten.
Front-Yard Lighting
20–24 path lights, timer & conduit
Price
$3,680.00
- Install lighting around the planter every 5'–6', with an estimated 20–24 lights to cover all planters.
- Include front-yard lighting by the steps at the main entrance.
- Install sleeves beneath the footing where planters sit to route all electrical and irrigation.
- Dig trenches to run wire for the electrical lighting along the planter area.
- Install a lighting timer for automatic scheduling.

Terms & Conditions
The fine print, in plain language
- 1Ecoland is not responsible for damage to property arising from removing concrete, roots, weeds, trenching, or excavation, including any underground running lines or post extensions; those are quoted separately.
- 2All projects include before-and-after photographs for both Ecoland's and the customer's records.
- 3Any alteration or change to this contract must be agreed by both Ecoland and the client and documented in a separately signed addendum.
- 4Once signed, this contract is valid for two full years from the date of signing. If cancelled by the client for any reason, the client is responsible for the cost of the remaining time left on the contract.
- 5The client has 15 days to pay in full once the project is completed. If payment is not received within 15 days, the client will be charged an additional 25% on the pending balance.
This proposal includes all material, deliveries, tools, labor, equipment & machinery. Ecoland always carries commercial auto liability ($1M) and general liability ($2M).
